These Terms and Conditions apply to all bookings and rental agreements made through the Sweet Homes website or directly with Sweet Homes S.r.l.

2. Eligibility

Studios are rented exclusively to university students, either enrolled in Italian institutions or studying temporarily in Bra (CN). Proof of student status may be required upon booking.

3. Booking and Deposit

  • A studio is reserved only after written confirmation and receipt of a €1,390 refundable security deposit.

  • This deposit will be returned after check-out, provided the studio is returned in good condition.

  • The first month’s rent is due before move-in.

4. Rental Period

  • Rentals are typically offered for fixed terms (e.g. 3–12 months) depending on availability.

  • Early termination by the tenant must be communicated in writing with at least 1 full calendar month’s notice.

  • Rent is due monthly in advance, by bank transfer.

5. Use of the Studio

  • The studio may only be used as a private student residence.

  • Subletting or transferring the rental agreement is not allowed without prior written consent.

  • The tenant must maintain the studio in clean and livable condition.

6. Utilities and Services

  • The monthly rent excludes an advance for electricity and water.

  • Actual usage may be reviewed, and excess costs may be charged separately.

  • Wi-Fi, TV, and air conditioning are included, unless otherwise specified.

7. House Rules

All tenants must comply with the House Rules, which form an integral part of the rental agreement. These include restrictions on noise, smoking, guests, and use of common areas. Violations may result in warnings, deductions from the deposit, or termination of the agreement.

8. Damage and Liability

  • The tenant is responsible for any damage caused by negligence or misuse.

  • Any issues or damage must be reported immediately.

  • The landlord is not liable for temporary service interruptions (e.g. electricity or internet) beyond their control.

9. Check-out

  • On departure, the studio must be returned clean, undamaged, and empty of personal belongings.

  • Keys must be returned no later than the final rental day.

  • Any repair or cleaning costs may be deducted from the deposit.

10. Governing Law

These terms are governed by Italian law. Any disputes shall be subject to the jurisdiction of the courts in Cuneo, Italy.
